Where the whole building is one assessment, the operator is the rateable occupier and rates sit inside the monthly fee; where your suite is assessed on its own, the bill comes to you from the council. Ask which applies before comparing two quotes at the 19 serviced buildings in Edinburgh — a rateable value of £12,000 or less carries 100% small business rate relief in England, tapering to nil by £15,000.

A serviced office rate normally covers the furnished room, building services, reception, cleaning and internet, with meeting rooms, parking and printing billed on usage. Private rooms listed in Edinburgh run from 7 to 524 m², which covers everything from a one-person room to a whole floor. The legal floor in Britain is 11 m³ of empty volume per person, counting ceiling height only up to 3 m — about 4.6 m² each at a 2.4 m ceiling — so the 112 listings on this page are read against that minimum, not against a rule of thumb.
